Your home is the biggest investment you will probably make in a lifetime!  Many buyers are interested in securing there investment with documentation by a licensed inspector who can find deficiencies in a home before they make the purchase.  At Oak Mountain Home Inspections, we are focused on providing  quality services with the highest levels of customer satisfaction – we will do everything we can to meet your expectations.


Since 2007, I have offered a limited visual, non-invasive inspection of the desired residential property (Structural, Electrical, Plumbing, Water Infiltration, Kitchen Appliances, Fences, Grounds, Exterior, Interior, Doors, Windows, Garage, Decks, Porches, HVAC, Water Heater, Plumbing Leaks, Visible HVAC Air Duct Leaks, Foundation Issues, Wall Issues, Floor Issues, Efflorescence, Gas Leaks, etc...).  The inspection is a non-invasive inspection of the systems and condition of the Residential Single Family Home (1 & 2 Bedroom Houses).  We make recommendations in our computerized report for a professional based on the findings from the inspection.  Software is a professionally created software specifically made for Residential Home Inspections.  The inspection will typically take 3-5 hours and you are welcome to attend if you wish, but it is not necessary for you to be there.  You may want to bring a chair if the home is unfurnished.  I use professional equipment during the inspection including AEMC Instruments Moisture Meter, TIF & TPI Combustible Gas Meters, Fluke Carbon Monoxide Gas Detector, Water Pressure Guage, Non-contact Electricity Detector, AC Voltage Clamp Meter, AC/DC Volt Meter, GFCI Receptacle Testers, and AFCI Receptacle Testers, digital cameras (Canon, Olympus, FujiFilm), digital voice recorder (Olympus), Gauss Meter, Laser Temperature Guage, digital Thermometers, BAR Activekey.  I usually walk the roof if possible.  I do not find it necessary to survey the roof or property with a Helicopter Drone as I can image the exterior with the digital camera.  I do not use a Thermal Imaging Device due to the current legal issues of using one in Alabama.  I can shoot video with all of my digital cameras if needed.

** November 20, 2020 Update:  Due to the Covid 19 Virus, John prefers that a maximum of 2 persons be at the inspection and only the inspector in the house during the inspection.  It is also requested by John that any dogs be removed from the property (especially the back yard and house) during the inspection (unless it has a run).  You do not need to be present at the inspection but I will need the house alarm security code (if alarmed) and the real estate key code from your realtor. I am no longer using the BAR Key, so I will need the code from your professional.  I use a customized computer report generated by HomeGuage Software and will get you the report in 24 hours!

Congratulations, John, for moving up to ASHI Inspector status on Nov. 17, 2020.  The Inspector has passed the InterNACHI Covid 19 Guidelines Course in 2020.  Please wear a mask and Eye Protection as required by Alabama.gov at the inspection.

Reliable Home Inspection Service

We offer a professional computer generated report with pictures within 24 hours of inspection completion.

If we missed a problem with the home, we will return to the home and inspect the problem and update your report free of charge.  The inspector is licensed in the State of Alabama, license # HI-2016 and is in good standing membership with ASHI, American Society of Home Inspectors, InterNACHI (International Associaton of Certified Home Inspectors), ASHI South.

Call us today at (205) 618-8374 to get a rate and schedule an inspection.  Rates based on square footage of home and age of home.  Add $75 for a home greater than 50 years old.  Add $75 for a home with a crawlspace or basement.

Sample Rate:  $250 for a 1501 sq. ft. to 2000 sq. ft. home
                     + $ 50 Basement or Crawlspace
                     + $ 50 Home greater than 50 yrs. old
                     + $ 0 Deck Inspection
Total Sample Fee:  $300

Re-inspection Fee is $75 for items repaired after inspection.
If we miss an item, we will return and inspect it for free.

*We accept personal checks and cash, not credit, at this time.

**We must have the Inspection Agreement signed and returned before the inspection begins.
